I use Asus FA507XI laptop with AMD 7940HS and NVIDIA RTX 4070. When using the second display via HDMI its picture not updating automatically, but only on mouse move.
Additionally brightness control is not visible, so I can't change brightness.

Thanks for the bug report. The attached Xorg logs seem to be old, from last month. Please run this command to collect a fresh log when the problem is happening:

  journalctl -b0 > journal.txt

and attach the resulting text file here.

Thanks. There are a few errors there but I'm not sure if any of them are relevant to this bug.

Since this issue appears to be between Xorg and the Nvidia driver it might be worth trying a different Nvidia driver version like 530 (that's the oldest one that supports your GPU).

Please also try 'Ubuntu on Wayland' at the login screen.

I don't have Nvidia 530 driver available in Additional Drivers. The latest
one available for me is 535 and I already use it (see attached screenshot).

I tried to switch to Wayland and HDMI screen began to update itself, but in
browser some artefacts appeared (see attached video). On the video it looks
like a black rectangle in the bottom, but I see it like some flickering
mess.
Also brightness control is still not working.

In general I think that this bug is not related to Nvidia graphics, but to
integrated graphics of AMD 7940HS. That is AMD Radeon 780M. This laptop
uses NVIDIA AdvancedOptimus, so by default Nvidia graphics is not in use.

Thank you anyway.
I hope fix will be presented in the future kernels.

Indeed the contents of the window (including the black rectangle) are the responsibility of the primary GPU (AMD) by default. However that window then gets composited (copied) to the screen and if that screen is connected to Nvidia like by HDMI then Nvidia is used for that fullscreen draw.

This bug might be one of the issues fixed in 535.86.05:

But it's not available in Ubuntu yet.
