net install with apt-cacher via inetd fails

Trying to net install Ubuntu 9.10 using. Built an image using unetbootin. apt-cacher configure to use Inetd Mode using these instructions: http://
Server (9.10 Desktop) is a real machine, the client is a VirtualBox (3.1.4) machine.
During the set-up process I set up the proxy to http://
When using Inetd mode, net install fails with a invalid mirror message. I reconfigured to use the daemon mode per the above instructions and it works.
